ACCESS STATEMENT FOR ORCHARD HOUSE B&B

 

Introduction:

Our aim is to offer our guests comfortable and welcoming Bed & Breakfast in our lovely Edwardian family house. We have 3 bedrooms available for guests use. The following statement is a summary of what we provide. If you have any questions not covered by the Access Statement then please feel free to contact us and we will do our best to answer them.

Pre-Arrival:

The nearest bus stop is 200 yards west of the house and serves buses travelling in both directions. There is an hourly bus service. Times can be checked by telephoning the Traveline 0871 2002233

There is a train station 10 miles away in Workington to the west and serves the Carlisle/Barrow coastal route. The main West Coast route covering Euston/Glasgow passes through Penrith 26 miles to the east or Carlisle 25 miles to the north. Times can be checked on www.thetrainline.com

The nearest Airport is Newcastle approximately 90 miles to the east.

Arrival & Car Parking Facilities:

Orchard House and its neighbour are served by a shared ascending sloping drive. Turn left to drive along the front of the house on the tarmac drive. Cars can be parked here temporarily whilst luggage is unloaded. The car park is to the left of the house and whilst there are no marked parking bays there is ample room for 3 cars to be parked abreast.

We can assist guests with luggage

Arrival time on Friday to Wednesday is any time after 4 pm. On Thursday and Friday it is any time after 5.30 pm. On day of departure rooms to be vacated by 10 am. Our small B&B does not have a reception manned 24 hours a day, and as we are ofter out during the day, can we very kindly ask that guests respect our wishes and do not stay in their rooms during the day.

A bedroom key and front door key will be allocated upon arrival

Main Entrance & Reception:

The double front doors are 3' 8" wide and are accessed via 8 stone steps varying in height from 6" to 7". There is a metal hand rail to the right of the steps. The vestibule is 4' 9" wide by 2' 9" deep and the vestibule door is 3' 3" wide and is accessed via a 7" stone step.

On entry to our home there is a hallway. The Edwardian tiled floor is in places uneven as befitting the age of the house.

The lounge is carpetted and the dining room has a solid maple floor

There are 7 steps to a half landing then a further 10 steps to the top of the stairs and the staircase is 33" at the narrowest part. The stairs are carpetted and secured with brass rods.

We have a galleried landing.

Dining Room & Lounge:

Breakfast is served in the dining room on the ground floor. There are no steps.

Furniture is not fixed and can be moved on request

The tables are wood and have legs on each corner. They have an underspace of a minimum of 2' 0" and vary in size, minimum of 36" x 29.5" The wooden chairs are armless and have a cushion pad on each.

Breakfast orders are discussed with guests upon arrival and cooked and served fresh for 8.30 am

There is a lounge for guests use. The settee and chairs are wood framed and upholstered in fire retardent foam.

There is a wood burning stove in the lounge.

Bedrooms:

Bedroom 1 is south facing, has curtains and a fully fitted carpet. The door width is 30".

This room has a king sized bed and in its present position there is 30" clearance on one side and 17" on the other. The bed is a "zip and link" bed, so can become a twin if prior notice is given. This bedroom has been re-furbished December 2007 and now has new bedroom furniture and curtains.

The en-suite shower room is accessed via a sliding mirrored door. The opening is 25".

The shower cubicle has a step/edge of 4.5" high. There is an electric shower with a height adjustable shower head.

The pedestal wash basin is 31.5" high. The toilet is 17.5" high and is accessed from the left. The toilet is flushed with a handle.

There is a televison with remote control

There are tea/coffee making facilities in the bedroom.

Bedroom 2 is north facing, has curtains and a fully fitted carpet. The door width is 30".

This room has a standard double bed and has a clearance of 19" either side of the bed.

The en-suite shower room is accessed via a sliding mirrored door. The opening is 25".

The bath is 19.5" high and 26" wide x 57" long (external measurements). There is an over head electric shower with a height adjustable shower head.

The pedestal wash basin is 30.5" high. The toilet is 17.5" high and is accessed from the right. The toilet is flushed with a handle

There is a television with remote control.

There are tea/coffee making facilities in the bedroom.

Bedrooms - General.

  All bedrooms are in good, co-ordinating decorative order. The furniture is functional and there is ample hanging and storage space. The ceiling lights have energy saving bulbs and there is ample bed side or over the bed lighting for reading.

Grounds and Gardens

Orchard House is set within 0.75 acres of garden and orchard. Residents are more than welcome to make use of the garden but should note that there are virtually no flat areas. Most of the garden is terraced with a variety of many steps and steep paths to negotiate. At the front of the house there are wooden seats available for guests use.

  Orchard House and garden is a NO SMOKING ZONE

Dogs are welcome by prior arrangement but are not to be left in the bedrooms unattended or allowed into the dining room. Any mess created outside must be cleared up by the owner.

Mobile phone reception is generally good.

There is no internet access available
